Rental Criteria

  • It is Seminole Trail Management LLC policy to offer equal housing to everyone in accordance with the Federal Fair Housing Act, as amended, and the Virginia Fair Housing Law.

    Applicants must meet the following criteria in order to be considered as a tenant for an apartment unit with Seminole Trail Management LLC.


  • Occupancy:

    Maximum occupancy standards are as follows unless the size and configuration of the unit justifies a different standard:

    • 1 Bedroom   =   2 Persons
    • 2 Bedroom   =   4 Persons
    • 3 Bedroom   =   6 Persons
  • Funds and Employment:

    • Total household funds must be a minimum of 2 times the monthly rental rate for the entire term of the Lease.
    • Applicant must submit written proof of sources of funds.
    • Applicant must submit a valid photo identification.
    • Co-signers may be used for Full-Time students.
  • Pets:

    • Seminole Trail Management LLC is a pet friendly management company.
    • Pets are permitted with written approval from Management with a pet addendum.
    • Additional rules and regulations apply.
  • Security Deposit/Application Deposit:

    • An Application Deposit that becomes the Security Deposit will be required to reserve an apartment.
    • The Application Deposit will be refunded upon denial of rental application.
    • There is a separate non-refundable application fee.
    • If applicant cancels the rental application within 72 hours, the application deposit will be refunded.
    • If cancellation occurs after 72 hours or if applicant refuses to occupy the dwelling unit on the agreed upon date the Application Deposit will be applied to damages. If the lease has been signed, the tenant will be liable to damages for termination of the lease.
  • Please note that this is Tenant Selection Criteria in effect at the time of your rental application.

    I have truthfully answered all questions. I understand that any misrepresentation or omission on my rental application will lead to immediate denial of said application, and any/all deposits shall be held to apply to damages for taking an apartment off the market, or for lost rent . If the lease is in effect, the landlord may terminate the lease for such misrepresentation or omission.

    I hereby authorize Seminole Trail Management LLC to obtain and verify my credit and related information for the purpose of determining my eligibility to become a tenant and further authorize verification of the information provided on the rental application.
